I wanted to take a moment and express my appreciation to Jan Hill, for all of her hard work and dedication during my endeavor, or should I say adventure in me qualifying and getting my new home.
First of all let me say my credit was not stellar going into the process, that is why I urge all clients to be willing to work with your loan officer and be ready to correct problem areas on your credit report should they arise. You have to take on a team attitude to work together.
Just a little history:
I had a dispute that we needed to remove. I had 6 or 7 old debt's with some in collections. I will tell you that just before pulling my credit a 3rd time to try to get my score up I was about ready to give up. I remember Jan making the comment, "I have been doing this for 25 years and you would be the first that I couldn't get a loan for". She was right.
After seeing it drop 13 points because a creditor lowered my limit on my account we began to realize there is no real rhyme or reason how your score is calculated at any giving time. That said, after paying off a few old debt's and waiting 3 weeks to pull the last time, we had the score needed to get approved with FHA. I had subscribed with my fico.com to monitor my score and get emails and texts when it improved, good tool to use. The funny thing is Jan and I pulled my credit that last time and we were in, however; I never received the text from myfico until 5:10pm on my way home from work. Can you say lucky or just great timing?
Any other Loan Officer would have said come back in 6mo after you clean up your credit. Jan Hill did not; she stuck with me to realize my dream again. I once referred to her as 'ROCKY' (hey Rocky watch me pull another program out of my hat). We tried a city program that I did not qualify for, so she came back with a bond program, and TA-DA it worked.
I have owned 6 homes in my time, and after a career change and some bad times I have a new start and a new home. Thanks Jan Hill for making it all possible.

First I can’t say enough how much you made a very secret and long awaited dream come true for me. I honestly had given up hope that something this wonderful would finally happen for me. Since the moment I have met you, you have been a wonderful cheerleader and definitely easy to work with. I truly appreciate how honest and straightforward you are about everything. There is so much hard work you have put into this and I want you to know how truly appreciative I am and feel blessed to have people like you in the world. You truly care about helping people with one of the biggest (and most stressful) purchases in their lives. You made this whole process as easy as possible and were willing to explain and teach a first time home buyer what we were signing up for. It is wonderful to work with such an authentic and gracious person.
You were instrumental in providing and restoring my hope and that this was something possible for me and for that I am grateful. Not only were you professional and great to work with, so was your underwriting team. They were very friendly and easy to work with as well especially in dealing with stressed out home buyers.
All I can say is I hope to meet more people in my life trying to buy a home just so I can recommend you to them. You are a credit to your industry.

Last year, Jan helped me out of a serious predicament. I had been renting a funky little house with a view of Lake Travis, perfect for my daughter and me. But my landlord's restaurant failed, and he couldn't make the house payments. He offered to let me buy it for what he owed, so I went to my bank. Despite the low asking price and my 680 credit score, they wouldn't give me a mortgage.
I was already starting to pack, wondering where I could ever find such a great place to live, when a friend told me about Jan. As a real estate broker, I became acquainted with Jan Hill during her association with a major mortgage lending firm. When we met, I was marketing condominium properties for an investment partnership. I had received offers for individual units in that complex under FHA financing, but the condominium documents in place for that project did not comply with FHA guidelines. Jan went out of her way in helping to analyze these documents and implement required changes to facilitate FHA financing on that project.
